  I want to give this friendly, lovely B&B 5 stars, and with a few tweaks, it will get that rating.

We loved our room and the breakfasts. Our only... read more quibbles are to have a trash can in both bath and bedroom and to have coffee / tea service in the afternoon or at least in the room. We expect both in a B&B.

That said, yes we plan to stay again. The family are friendly hosts.

  We decided to book a last-minute stay in Fredericton, and this was the highest rated B&B in town that had king-bed rooms left for the night, so we took it.... read more We stayed in room #1 on the 2nd floor in a gorgeous suite. We had our own balcony, small sitting room, bathroom with shower and huge bedroom with the aforedesired king bed. Everything was sooo comfortable - the bed was great, the linens were fresh and crisp, the towels and robes were soft. The air conditioning was also great and silent. Our room had a shower only, but I think the other king suite has a tub with jets. The hosts were super-accommodating and let us check in early because we had an engagement right around check-in time. We came back with cold local ciders from the liquor store and sat on our balcony to drink them before heading out for supper. Coral (the host) let us come down at the latest time for breakfast (9:30) and made us crepes with strawberry preserves. There were also choices of blueberry pancakes or egg-and-bacon-and-toast type breakfast, all made to order. The coffee was very good, and there was also juice and a fruit cup to start off. All the guests were at a communal table for breakfast, although I take it that if the place is full, people use some other smaller tables. Coral told us they took 2 years to restore the house, and they've done a really nice job. It's the kind of place that will never stop needing work, but it's great to see one of the old riverside mansions being used and enjoyed. We really had a great time, hence the 5 star review, but I'll make a couple of small suggestions: by winter time I hope they add some better furniture to the little sitting room in the suite - the 2 chairs don't look that comfortable to sit by a fire. Maybe replace the soft chair with a 2-seater and keep the rocker? And, this is gluttonous, but we would have loved some bacon or other protein with the crepes (maybe a dollop of marscapone or something?) they were delicious, but pretty sweet. Overall, an excellent stay - I would recommend it to anyone.

Our... read more hosts were very welcoming, friendly and very accommodating in our queries about restaurants, etc. Our room was fabulous. Loved the stroll to the St John's River at the rear of the property. Breakfasts was fabulous too, which started off our next day for us perfectly.

  The room was comfortable but we never could get the A/C to work. Had to leave a window open and the traffic noise is really LOUD
TV selection is extremely... read more limited unless you have accounts with Netflix, Amazon Prime, etc. The TV is a Roku and the remote doesn’t work very well.
Breakfast was good but interesting. Blueberry French Toast casserole was tasty. Eggs Benedict was unusual- included cucumber slices.
Overall, not a bad place. Just extremely noisy.

Everything was spotless and Hao was great. Nice breakfast too. Great value will definitely be back when next in Fredericton
