  My wife and I just completed a month long driving trip in June 2022, to the East Coast of Canada. At one point we found ourselves in Fredericton New Brunswick... read more and in need of a place to stay for the night. Luckily we found the "By the River B & B", which backs on to the St. John River and we spent the night in the "Sunshine Garden Room", which was correctly named. This beautiful Victorian home was renovated by the owners "Coral and Hao" for 20 months and then was shut down due to Covid 19. After the restrictions were lifted, they got back in the business. There is absolutely nothing bad I can say about this B&B. The owners are sincere and attentive to their desire to please their guests, our room was spotless and very comfortable, the breakfast was delicious, there was ample parking, the price was reasonable and most important the owners were a treat to meet and deal with.
If you are ever in Fredericton New Brunswick, I would highly recommend this B&B.
To Coral and Hao, congratulations on your endeavor and keep doing what you are doing.

  I really want to rate this higher than 3 stars, but my experience at this property does not warrant anything higher. After reading the glowing reviews of this property... read more on Tripadvisor, we had high expectations. On balance, however, we found this to be a pretty average experience. The hosts were not unfriendly, nor were they very chatty. We were greeted at the door without either host telling us their name, then our credit card payment was processed. We placed our orders for the next morning's breakfast, then were shown our room. That was it. There was no chit-chat, no effort to get to know us, no offer made to provide information about restaurants for dinner, no letting us know which areas of the house were open to guests, no guidance about using the outdoor amenities (backyard swing and deck and wraparound porch). The room was very clean, and suited our family well. When we checked in, all the windows were shut and the air conditioner had not been turned on despite the warm weather. The room was therefore a bit stuffy until we aired it out. Breakfast was very standard - packaged yogurt with some fruit, and basic eggs. There was nothing extra - no homemade baked goods or granola, and no juice. We were not seated with other guests, which meant we were not able to socialize with anyone else. To be fair, the B&B was fully booked and the hosts were probably a bit run off their feet. In fact, on our return trip from the Maritimes, we stayed downtown at the Hilton Garden Inn and enjoyed that very much. More

We made the painful... read more choice to change our plans and isolate in Maine until return travel was ok. We made this decision based on Canadian law and human decency and hoped the hotel would follow; They did not (I even got an extra PCR lab test to confirm). To be honest it was in their written policy that no refunds but putting greed & policy ahead of doing the right thing sucks. Shame on you.

They made me feel welcome the instant that I stepped through the doors of their spectacular home until I departed 2 mornings later. The lengths that they went to ensure that my visit was as comfortable as possible were incredible. First they upgraded me to a larger suite for the same price because it was available. They also offered to drive me to the meeting I was attending despite the fact that it was only a few blocks away. Both mornings they served me two of the greatest breakfasts that i have ever had. The omelette on day one was perfectly fluffy and the poached eggs on day two were transcendent. Of course, the coffee was excellent. I slept very well both nights and just was deeply touched by how kind and attentive Coral and HaoHua were to me and their other guests. I will definitely stay at the By The River B&B anytime I am in Fredericton in the future and without question I highly recommend them to anyone visiting New Brunswick's beautiful capital city. The second night we unfortunately were in a... read more room beneath a couple who decided to have a domestic argument ALL.NIGHT.LONG. The guests were stomping slamming doors screaming and shouting and swearing. We attempted multiple times to contact the b&b owners to see what could be done. Despite phoning multiple times throughout the course of the night, they did not answer. We eventually phoned the police to make a noise complaint however the people making the noise could not be removed without the permission of the owners, who clearly did not seem to notice or care. Around 4am police told the guest to keep it down but he continued to stomp and shout until morning. At 7am and with less than 2 hours of sleep the owners finally called us back. They admitted they saw us calling and CHOSE NOT TO ANSWER, claiming they only answer if it's an emergency...which makes no sense as how could you know whether it was an emergency or not unless you answer the phone...?!? After explaining our absolutely terrible night to the owners they barely apologized and offered no sort of compensation whatsoever. After 2 days of my husband calling and trying to get some sort of compensation they eventually offered a $75 voucher to use at their b&b (which did not cover... On summation your stay will most likely be fine but if you happen to be unlucky and have any kind of problem with your room or another guest don't expect ANY shred of basic customer service or any compensation from the owners.
